What is Design–Build?
Design-Build is a method of project delivery in which Malone Church Solutions takes full responsibility for both the design and construction of your project. Because we take total responsibility we avoid the problems that other delivery methods often encounter.

Are there negatives to using the Low Bid method?
- Low Bid does not support the “Team” approach
- Cost can only be determined after the bid, late in the process.
- Low Bid eliminates the possibility for “Fast Track”
- Low Bid can lead to an adversarial relationships and finger pointing
- Increases the possibility of change orders and additional costs

Introduction Phase
Initial Meeting(s)
Description of ministry, summary of expansion vision, brief explanation of services provided by Malone Church Solutions.
Phase 1
Preliminary Design/Build Services
Items addressed:
- Needs Assessment
- Master Planning
- Preliminary Design
- Budget Estimate
Items delivered:
- Master Site Plan
- Schematic Drawings (floor plans and elevations)
- Perspectives (computer-generated three dimensional renderings)
- Preliminary Budget
These deliverables are normally presented to the congregation by the Church to raise funds.
Phase 2
Construction Document Phase
Items addressed:
- Partial Construction Documents
- Complete Construction Documents
Items delivered:
- Partial Construction Documents
- Guaranteed Lump Sum Contract or Final Budget Estimate
Final Construction Documents
Construction Documents and Project Specifications will be completed and stamped
Phase 3
Construction
- Construction of facility
Commencement of construction of the new facility will begin at a time the church deems appropriate.
